Winter 2021 brought
some of the most extreme weather the United States has seen in decades. With
plenty of snow, precipitation, and wind, the fluctuating weather most likely
affected your home and your home maintenance routine. It’s especially important
to make sure your roof is in top shape after all the ice and snow melts to make
sure your house is ready for spring. Here are 4 signs you may need to replace
your roof:
1. Your roof is old and time is winning.
Every
roof has a finite amount of time - it can only weather so many storms and
different roof materials have different expiration dates. Whether you’re
running on 5 to 10 years with asphalt roll rooves, or 40 to 100 years with clay
tiles, safety outweighs the cost. Check on your roof’s lifeline proactively by
scheduling an estimate and having an expert take a look.
2. Icicles and ice dams have damaged roof materials.
You might remember
Winter 2021 for the amount of snow it dumped on your neighborhood.
Interestingly, when there’s a buildup of snow on your roof, the excess heat
from your home will defrost and render it into ‘meltwater.’ The meltwater then
refreezes at the eaves, causing ice dams. Ice dams are notorious for clogging
gutters and creating dangerous icicles. Check on the fidelity of your roof to
make sure meltwater and ice dams haven't done irreparable damage.
3. Shingles or tiles are missing, buckling, or curling.
Winter wind and
storms are often the reason for missing shingles or tiles on your roof. Often
those strong winter winds will be the last straw, after the heat and the
repetitive sun from last year’s summer caused buckling and curling of shingles.
That’s why right before spring is a great time to replace and repair the roof
that’s undergone seasonal damage.
4. The roof is sagging and moss is growing on the roof.
Overgrown
moss on your roof should be a concern if not addressed in a timely and
appropriate manner. Moss forms in areas that don’t get sun, or areas with
excess water damage. This overgrowth eventually leads to sagging -- you’ll want
to repair or replace a sagging roof before it’s too late and you’ll have to pay
extra for structural damage. That means you will want to
schedule time with an expert
to come to take a look.
